I'm Michael Lister from One Agency The Forest, Forestville in Sydney. We were approached by various franchises, some very big name ones. A lot of them the start up cost was horrific. In one case, it's $300,000. The commission structure paid back to that head office was in some cases mind-blowingly expensive. We figured, why are we going to work so hard for somebody else and so we'd settle on the One Agency model which suited us much better. We have 10 to 12 properties on the market all the time. Generally, we're turning over $100,000 a month of income into the office from sales alone. Rent is probably bringing in another 15 to $20,000 a month.

We started our business with $15,000 which was a piddling amount of money but we have enough income now for Chris and I to be comfortable and not have to worry about what the money is going to do, where is it going to come from. We're doing very well.

My name is Craig Williams. I have One Agency Mosman. I'm working in the lower north shore area of Sydney. I came to One Agency because it really offers a really streamlined way of running a business. It's very much up to speed with regards to technology and support, getting you started. Having run a business before, that side of things was not all but important to me but I could really imagine the support that I've had in the last three months. It's probably more than I had in three years with a prior agency. The support is there when you need it. They don't swamp you with things that you don't need. Paul is a sort of person that if you ring him up and say, "I've got a problem with X." He'll help you to solve that problem and won't let it go until it's solved. Really, he's focused on getting you up to speed and operational as quickly as possible.

You've really got a choice. You can be either part of something larger and that will give you added credibility and added exposure in the market. Or you've got the opportunity of going out by yourself and just becoming your own brand. Looking at the alternative as supposed to One Agency, you are stuck into that old fashioned franchising relationship which really is one sided, I think, on the franchiser side rather than the franchisee. I think that there was really no option. If you're not going to go independent, you really need to look at something like One Agency to give you that ... it's like the clout of being with a large group but still being able to run your own shop and have an influence over how the whole operation runs. I'll have no hesitation recommending One Agency to anyone who's really motivated in making real estate their career.

My name is Kate Maday. I own One Agency Maday Property in Bowral. Prior to One Agency, I was working for a small boutique company. I was looking for a company that could offer me professional systems. I'd worked previously for two major organizations and two boutique, and so with the two boutique there was no systems in place and I didn't like that. Hi, I'm Damian Raxach from One Agency Damian Raxach in Harvey Bay in Queensland. I've been working in a major franchise for many years. A lot of my clients have been under the misconception there that I was the principal and that I was running the business and I felt it was about time that I actually did do that and got the reward for it. Of course, I was going out on my own. Money was a concern so I had to look at everything. I guess that's one of the reasons why I did choose One Agency in the end because I didn't need to spend money doing Logos, reinventing my marketing, creating everything from scratch.

The whole process was very simple and very straightforward. It took us about four weeks, five weeks between signing the agreement and actually being up and running. It was very straightforward. The model itself held great value to me. The fact that you can obviously retain all of your own commission was a very large key driver but for me it wasn't number one. For me, number one was the brand. The brand is so clean, so crisp, so fresh, something that Harvey Bay, certainly probably Queensland and maybe even Australia hasn't seen before. That was the number one for me. The brand was just so attractive. It also gave me the freedom and the opportunity to still be me without the confinements of the franchise model that exists out there at the moment.

In the first five months, we're already up at about $165,000 in GCR so we're already well ahead of our targets and we're managing to keep all of that for ourselves. From a profitability perspective, from an income perspective, it's definitely one of the best decisions I've made in a very, very long time.

I'm Gaven Whalley from One Agency in North Haven. I've been going for 2 and a half years now as a One Agency office. I've had 2 First National Offices in the past and took a leave of absence after I sold them off and came to One Agency because it worked.

The cost involved was a big part and the time to actually get it all right. The hardest thing in setting up any new business is knowing how to set everything out right and you want to get down to actually doing business so anything that was going to take up too much of my time, we wouldn't have to reinvent the wheel. I wanted to make it so I could just hit the ground running with a brand that had impact and I could move forward from there.

There's a certain amount of freedom that we get in the One Agency guidelines in how we run our offices which is fabulous. Paul:
If you're a principal who's lying awake at night worrying about how you're going to meet the ever-rising costs of running your business, the expenses for running a business are non-stop. They are going 24/7. When you're sleeping they're roaring along. If you're a salesperson working for one of those principals, having to give up a bigger chunk of your income for the principal that pays expenses, no one's fault, it's just set up wrong. We've got a solution for that.

One Agency is a very different business model to anything else that's available in the market today. We're a license, we're not a franchise. There's very little regulation or control required, so agents are free to run the businesses the way they would like to. Those businesses, in our opinion, must be economically run. Obviously operating costs are a critical factor to profit and this is where a lot of the industry don't get it right. One Agency, we focus on profit. It's the most important, it's the only thing that matters. How much you can earn is interesting and very important, of course, but at the end of the day the profit factor's the only thing that really matters.

I was talking to a member the other day. $300,000 gross income in the last quarter, cost about $10,000 for the quarter, $3,500 a month roughly to run the business. That's 95 plus percent net profit after expenses in the pocket, and that's an enjoyable business. That's an easy business to operate.

Tony:
I've gone from a consistent, decent salary packet to increasing my net worth to about 3 to 400%.

Michael:
If you are considering One Agency, don't delay. Talk to Paul, listen to what he has to say. Ring me, I'll tell you what I think about it. Ring one of the other members. All the members rave about it and they all own their own businesses and they're all doing well because of the infrastructure that Paul has set in place. You can't help but do well if you follow the formula.

Paul:
I think agents generally want a better deal. You're earning the money. My belief is you should be entitled to keep as much of that as possible. You keep 100% with us and then we show you how to run your business economically. Very economically. We want you to keep most of that fee in your pocket, net, after all expenses are paid and if you're successful doing that and you follow our lead, I promise you you'll be so much happier.
